Costs vary by location and number of appliances, but in 2026 expect to pay:

  • Standard CP12 (Boiler + Hob): £60 - £90

What Does the Engineer Check?

  1. Gas Tightness: Checks for gas leaks in the pipework.

  4. Safety Devices: Checks safety cut-outs work.

Landlord Obligations

  • Renew Annually: Must be done every 12 months (you can do it up to 2 months early and keep the same renewal date).
  • Provide Copy: Tenants must get a copy within 28 days of the check.
  • New Tenants: Must have a valid copy before moving in.
  • Keep Records: Keep certificates for at least 2 years.

What If I Don't Get One?

The penalties are severe:

  • Unlimited fines
  • Prison sentence (in cases of injury/death)
  • Invalidates landlord insurance
  • Cannot use Section 21 eviction notices

Carbon Monoxide Alarms

Since October 2022, landlords MUST provide a carbon monoxide alarm in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers). This includes gas boilers and wood burners.
