Gas Safety Certificate (CP12) Cost & Rules 2026
Annual Requirement: Landlords MUST have a valid Gas Safety Certificate (CP12) every 12 months. This is non-negotiable and protects tenants from carbon monoxide poisoning.
What is a CP12 Gas Safety Certificate?
A CP12 (Landlord Gas Safety Record) is a certificate issued by a Gas Safe registered engineer after checking all gas appliances and flues in a property. It confirms they are safe to use.
Search your property to check its boiler age and heating system details.
How Much Does a Gas Safety Certificate Cost?
Costs vary by location and number of appliances, but in 2026 expect to pay:
- Standard CP12 (Boiler + Hob): £60 - £90
- With Boiler Service: £120 - £160 (Best Value)
- Additional Appliances (Fire): +£10 - £20 each
- London Prices: £80 - £120
Money Saving Tip: Combine your CP12 with an annual boiler service. It's cheaper than booking them separately and maintains your boiler warranty.
🔥 Finding a Gas Safe Engineer
Always check the engineer's Gas Safe ID card - you can verify it at GasSafeRegister.co.uk. Ask for a combined CP12 + boiler service to save money.
💡 Tip: Book in summer when engineers are less busy and prices may be lower.
What Does the Engineer Check?
- Gas Tightness: Checks for gas leaks in the pipework.
- Burner Pressure: Ensures gas pressure is correct.
- Flue Flow: Checks that harmful gases (carbon monoxide) are removed safely.
- Safety Devices: Checks safety cut-outs work.
- Ventilation: Ensures adequate air supply for combustion.
Landlord Obligations
- Renew Annually: Must be done every 12 months (you can do it up to 2 months early and keep the same renewal date).
- Provide Copy: Tenants must get a copy within 28 days of the check.
- New Tenants: Must have a valid copy before moving in.
- Keep Records: Keep certificates for at least 2 years.
What If I Don't Get One?
The penalties are severe:
- Unlimited fines
- Prison sentence (in cases of injury/death)
- Invalidates landlord insurance
- Cannot use Section 21 eviction notices
Carbon Monoxide Alarms
Since October 2022, landlords MUST provide a carbon monoxide alarm in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers). This includes gas boilers and wood burners.
