What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate (EPC) is a legally required document that rates a property's energy efficiency from A (most efficient) to G (least efficient). It includes recommendations for improving energy efficiency and reducing carbon emissions.

When do you need an EPC?

  • Selling your property - Required before marketing
  • Renting your property - Must be provided to tenants
  • New construction - Required for newly built properties
  • Government grants - Needed for scheme applications

An EPC is valid for 10 years, unless you make significant changes to the property's heating system, insulation, or other energy-related features. Properties being sold or rented must have a valid EPC before they can be marketed.

Understanding EPC Ratings

A

Most Efficient (92-100)

Lowest energy bills, typically new builds with excellent insulation

B

Very Efficient (81-91)

Low energy bills, modern properties with good insulation

C

Efficient (69-80)

Below average energy bills, often newer properties

D

Average (55-68)

Average energy bills, typical of many UK homes

E

Below Average (39-54)

Higher energy bills, minimum legal standard for rentals

F

Poor (21-38)

High energy bills, cannot be legally rented

G

Very Poor (1-20)

Very high energy bills, cannot be legally rented

Minimum EPC Rating for Rentals

Since April 2020, rental properties in England and Wales must have a minimum EPC rating of E. Properties rated F or G cannot be legally rented out unless they have an exemption.

Frequently Asked Questions

How much does an EPC cost?

EPC certificates typically cost between £60-£120 depending on property size and location. Shop around and compare quotes from accredited assessors in your area.

How long does an EPC last?

An EPC is valid for 10 years from the date of issue, unless you make significant energy-related improvements to the property that would affect its rating.

What happens during an EPC assessment?

A qualified assessor will visit your property and inspect features including insulation, heating system, windows, lighting, and construction. The assessment typically takes 30-60 minutes.

Can I sell or rent without an EPC?

No. It's a legal requirement to have a valid EPC before marketing a property for sale or rent. Failure to provide one can result in fines up to £5,000.

How can I find an accredited EPC assessor?

You can search for accredited assessors on the official government website. Make sure to check reviews and compare prices.

How can I improve my EPC rating?

Common improvements include adding loft insulation, cavity wall insulation, upgrading to a more efficient boiler, installing double glazing, and switching to LED lighting.
