EICR Certificate Cost 2026: Landlord Requirements & Prices
Legal Requirement: All private rental properties in England must have a valid EICR (Electrical Installation Condition Report) every 5 years. Failure to comply carries fines of up to £30,000.
What is an EICR?
An Electrical Installation Condition Report (EICR) is an in-depth inspection of your property's electrical systems. Often called a "Landlord Safety Test" or "Fixed Wire Testing," it ensures all electrics are safe and compliant with current regulations.
Check your property's history to see if it has valid certificates and compare with local standards.
EICR Costs in 2026
The cost of an EICR depends on the size of your property and location. Here are the average UK prices:
- Studio / 1-Bed Flat: £100 - £150
- 2-3 Bed House: £150 - £200
- 4+ Bed House: £200 - £300+
- Consumer Unit Upgrade (if failed): £350 - £600
⚡ Finding an EICR Engineer
Always use a qualified electrician registered with NICEIC, NAPIT, or ELECSA. Ask for proof of registration and public liability insurance before booking.
💡 Tip: Get 3 quotes and check reviews before choosing an electrician.
Landlord Legal Requirements
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:
- Ensure electrical installations are inspected at least every 5 years
- Use a "qualified and competent" person (e.g., NICEIC or NAPIT registered)
- Provide a copy of the report to existing tenants within 28 days
- Provide a copy to new tenants before they move in
- Complete any remedial work (code C1 or C2) within 28 days
Understanding the Codes (C1, C2, C3)
Your report will grade the installation. Here's what the codes mean:
Code C1: Danger Present
Risk of injury. Immediate remedial action required. The electrician may need to make the installation safe before leaving.
Code C2: Potentially Dangerous
Urgent remedial action required. The installation is not safe for continued use and must be fixed within 28 days to pass.
Code C3: Improvement Recommended
Non-compliant with latest regs but not dangerous. For example, a plastic consumer unit (now metal is standard) or missing RCD protection on some circuits. You don't have to fix this to pass, but it's improved safety.
What Happens During the Inspection?
The electrician will check:
- Consumer Unit (Fuse Box): Checking for RCD protection and correct wiring
- Sockets and Switches: Checking for damage, loose connections, and earthing
- Wiring: Testing the condition of hidden cables
- Earthing and Bonding: Essential for safety during faults
The test typically takes 2-4 hours depending on property size. Power will be turned off for parts of the test.
Do I Need an EICR to Sell a House?
It's not a legal requirement to sell, but it's highly recommended. Most buyers' solicitors will request one. If you can't provide a satisfactory EICR, buyers may ask for a price reduction to cover potential rewiring costs (£3,000-£6,000).
